Private real estate has shown strong consistency across market cycles, delivering positive total returns nearly 90% of the time since 1978 and outperforming US bonds and Treasury bills on a rolling 10-year basis. Despite recent weakness, the current market offers a rare entry point into the sector, opines UBS Asset Management. Additionally, they note that private real estate serves as a hedge against inflation, with rental income historically keeping pace with rising prices.
“In our view, diversifying investments across both private and public real estate may help to achieve consistent performance with lower risk,” notes Tiffany Gherlone, Head of Real Estate Research and Strategy at UBS.
